The biggest engineering challenge was to create a completely open warehouse space without any center columns, allowing uninterrupted movement and installation of heavy textile machinery. Our structural engineering team designed a robust load-bearing framework using 10 primary RCC columns and 4 additional external support columns to safely distribute the structural load.

To achieve the required strength, we increased the beam depth and designed two strategically positioned beams at different angles instead of a single continuous central beam. This innovative structural design ensured maximum open floor space while maintaining the building's stability and long-term durability.

The first floor features a thoughtfully planned 2 BHK residence with one attached bathroom, one common bathroom, a spacious living area, dining space, and a functional kitchen. We also used 9-inch brick masonry throughout the structure to provide additional strength, improved durability, and better thermal insulation.

One of the biggest challenges was the site's location adjacent to the railway crossing. During our site inspection, we observed that several nearby houses had developed significant structural cracks due to continuous vibrations caused by frequent train movement. The route carries high-speed trains such as Vande Bharat, Rajdhani Express, and heavy cargo trains, resulting in constant ground vibrations.

To overcome this challenge, our structural engineering team redesigned the foundation. Instead of following a conventional footing system, we introduced 2 ft × 2 ft × 2 ft pedestals above the 20-inch footing and interconnected the front and rear footings using RCC tie beams. This enhanced structural stability and helped absorb the vibrations transmitted through the ground, significantly reducing stress on the building.

Today, more than four years after completion, the building remains completely free from structural cracks despite the continuous railway vibrations. During our initial site inspection, our engineering team identified that the land consisted of black cotton soil, which behaves very differently from normal red soil. Black cotton soil expands significantly during the rainy season and shrinks during dry weather, creating continuous ground movement that can lead to foundation settlement and structural cracks if conventional construction methods are used.

Initially, the client questioned our recommendation because nearby buildings were being constructed with foundations of only about five feet, similar to those used on red soil. We explained the long-term risks associated with black cotton soil and how an improper foundation could affect the durability and safety of the building over time. After understanding the engineering principles behind our approach, the client entrusted Veeksha Construction with the project.

Instead of adopting a conventional foundation, we excavated the site until we reached hard natural strata at approximately 13 feet below ground level. We then placed large foundation stones, followed by a layer of concrete, and created a strong engineered base using aggregates and cement before constructing the footing. This specialized foundation system ensured that the building would remain stable despite seasonal soil movement.

Although the foundation work alone required nearly two months before reaching the plinth level, we never compromised on quality. The additional time invested during the foundation stage will protect the structure for decades and provide complete peace of mind to the homeowner.
